If you are facing foreclosure, then chances are, you've come across several companies who have offered to help. As everyone must know by now, there are many scams out there, but still, you must find help to save your home, since your efforts up to this point have been fruitless.

Most foreclosure victims have already tried getting a repayment plan or loan modification from their lender. Unfortunately, lenders and services are notorious for turning down these requests, regardless of qualifications. Persistent homeowners may eventually find someone with their servicer/lender to help, but ultimately they don't have the knowledge or experience to effectively negotiate with their loan servicer.

As many homeowners have also found out, the government bailout plans have rules and regulations that just don't accommodate the average homeowner. These bailout plans are very helpful for some, but millions of others are being left with nothing. Anyone familiar with government spending, understands that homeowners will be the last to benefit from these "bailout" funds.

If you sit back and do nothing, while trusting your lender or the government to help, you will most likely end up disappointed and homeless. Loan servicers today are overworked, underpaid, and sick and tired of foreclosures. They seem to be doing whatever is necessary to plow through foreclosure cases as quickly as possible, regardless of what happens to the victims.

Most servicers will "help" homeowners "apply" for a loan modification; in fact, it only takes one phone call to put in the application. Applying for a loan mod is one thing, but actually getting one is another story. Lenders what you to think you're being proactive, while behind the scenes, they are still taking your home.

We see and hear about 100's of these cases each week and the average scenario goes something like this:

1.Homeowner asks lender for help because they can't make the payments

2.Lender give homeowner an application to fill out

3.Homeowner fills out application and provides all requested documents

4.Lender loses most of said documents and places case on hold or turns it down

5.Lender fails to notify homeowner that case is on hold or turned down

6.Homeowner thinks case is still being reviewed

7.Homeowner receives a sheriff's/trustee sale notice

8.Homeowner calls lender to find out what is going on

9.Lender says the case is on hold or has been turned down

10.Homeowner gets very frustrated and has to start the process all over again

11.Lender tells homeowner there is not enough time left to do anything or the case was denied

12.The home sells at auction

13.Family is evicted

14.Home is lost forever

No matter what the process is, we see homeowners who think they are approved, or think the lender is stopping the sale, when absolutely nothing has happened. In some cases, the homeowner was just turned down at the last minute and in others, the lender just doesn't act quickly enough.

In most cases, the problems can be blamed on lack of knowledge and experience. Neither the homeowner nor the customer service rep have any idea how the foreclosure process works. In most cases, both are just telling the other party what they think they want to hear. Nothing of any importance is actually being accomplished. In the end, there isn't enough proof that a modification is warranted, so it's turned down.

Getting a loan modification is not a simple process that anyone can accomplish! It takes a lot of work, knowledge, and time to get a loan modification approved. Most people facing foreclosure do not have the time, energy, or knowledge it takes to successfully complete this process. This is why finding a successful loan modification company is imperative to saving a home from foreclosure.

When searching for help to get a loan modification approved, there are three basic options:

1. Do It Yourself Package - This type of help has become more popular since so much regulation has been imposed throughout the country. With a DIY package, you will be receiving the documents and instructions to submit a complete loan mod package on your own. These can be obtained for free from our website, or other companies sell these packages for as much as $1000. A DIY package can be very helpful, but in reality, it's probably not the type of help that's going to save your home, if you've already been turned down once. A DIY package is more suited for a first time attempt at a loan mod. These packages come in the form of ebooks, software, or sometimes a simple email with the needed forms attached.

2. Hiring a professional negotiator - This is for a homeowner who has started the process and now needs someone to negotiate with their lender to get an affordable payment. Generally these services are offered in addition to a self help or DIY package. Hiring a negotiator who has contacts and history with your lender is important and may be the difference between getting denied or approved. For the most part, these services are provided by attorneys or loan mod professionals, who have years of experience working with your exact lender. They can expedite the process and save you thousands of dollars over the life of the loan. These services range in cost from a few hundred dollars to several thousand.

3. Using a loan modification company - These are generally all inclusive packages that handle everything from beginning to end. The results should be guaranteed and in many cases, payment is not due until after the services are completed. This eliminates the risk of getting scammed and taking payments up front is now illegal in several states. The cost of these services is generally around $2,000, but can be found for as low as $500, up to $10,000. If you don't have the time or knowledge to do this on your own, then hiring a loan mod company will be very appealing to you.

Each family needs to determine which option is best for them, but relying on your lender, servicer, or the government to save your home is not a good idea! Stopping foreclosure is possible, but time is not on your side. Gather as much information as possible, discuss these options with your loved ones and make the decision to fight for your home!

Getting a loan modification is not easy or simple, but with the right information, enough time, knowledge, and a little persistence, you'll be able to keep your home and get a much lower payment. Good luck!

Roofing Companies Vancouver - 5 Inquiries to Consider

Roofing Vancouver - Faq's

1. Repair or Replace?

There's no opinion as an expert opinion. Most contractors provides you with a totally free estimate. Get a summary of a couple trusted contractors and contact them well ahead of time of when you want to get your homes roof fixed so you can compare costs and opinions.

2. Beauty versus Practicality?

Discuss this with your spouse or partner. (The kids could care less...at least the children.) The fact is, nobody wants an ugly roof the same as nobody wants to be seen with bed hair. If you've got a good quality roof and you just need to do the repair, it's worthwhile to pay for the cost of the initial shingle rather than doing patchwork. A roof replacement doesn't happen frequently (we hope!) and thus make a decision that suits you and your loved ones well or it'll stick out like a sore thumb everyday you decide to go home.

3. Must i replace the rooftop in order to sell the house for additional?

Consider this cautiously before making a decision. Depending on the roofing material you select, a new roof lasts anywhere from twenty, fifty, to one-hundred years! This means you have to look into the year of the roof that's currently over your head first. Are you at year 18 of a 20-year warranted roof or year 30 of a 50-year warranted roof? Obviously, the standard is what makes the rooftop last longer, but when you're not likely to remain in your current home for the rest of your life, the higher expense might not be worth your investment. Although a new roof can improve the value of your selling price, the rise may not be enough to cover neglect the and that's bound to hurt your wallet.

4. Is it advisable that i can repair the roof myself?

Sure it is. Before you need to do, consult a specialist first. You can perform it yourself, but you shouldn't be a complete ‘lone ranger.' Depending on the extent of the repair, you may or may not change your mind. In either case, it will help to get a professional eye on the problem first and perhaps a free quote so you can do the math later and see if it's truly worth your time and effort, sweat, and money to be mister or miss fix-it.

5. When is a great time to find the roof replaced?

Weather can cause delays from days to weeks. Most people prepare yourself to have their roof replaced in the summertime once they know someone is going to be home throughout the day for any solid two weeks. Once you've this era in mind, make a call to some trusted contractor months ahead of time to get a quote. Some companies get booked up fast and odds are, they're the most reputable. Planning ahead from the summer also provides you with time to ask around more and compare costs...especially if you want to have the roof done by a particular date.

The exteriors associated with a house, primarily the rooftop and gutters, face the onslaught of bitter and varying climate conditions, every single day. A knowledgeable Tacoma Roofing contractor will explain that birds, mice, along with other types of rodents often build nest within the debris that collects on the top. While these nests may look rather innocent, they are great at collecting moisture, be responsible for loose shingles, mold, and indoor leaks in your house. In addition, this may also cause vermin infestation. After a storm, your Tacoma Roofer will claim that you inspect your roof for any signs and symptoms of debris or damage.

What is Distinction between Commercial Roofing Companies From Residential Roofing Companies

If you are considering getting a roofing company to re roof your house or building then you can be wondering what the differences are between residential roofing companies and commercial roofing companies. To start with, the main one big difference is that often times an industrial roofing company may have signed a contract with and be obligated to a roofing union in able to focus on union commercial jobs.

If this sounds like the situation then their labor costs will prohibit them from working on non union residential jobs. Beyond that, if your commercial roofing company has not signed a contract having a union they may be outfitted just for commercial jobs and that means that their workers and equipment might not be consistent with smaller residential jobs.

Residential roofing contractors generally often run smaller companies and hence, are more in a position to bid competitively on residential jobs, which are usually smaller than comercial jobs. Actually, often times residential roofing contractors will run one man operations, where the contractor that you simply talk to may be the one which actually does the job on the building.

Austin Texas Residential Roofing Contractor by builderonlinesolutions

Also, liability insurance for commercial roofing is more expensive and a larger bond is required for a commercial roofing work which can make it not economical for any commercial roofer to complete residential roofing jobs.

Still one more factor is the fact that commercial jobs can operate on tighter time frame for just about any quantity of reasons, requiring an industrial contractor to employ a larger crew or crews which again makes smaller jobs less profitable on their behalf.

Difference Between Commercial Roofing and Residential Roofing

Are you aware that the rooftop of a building includes a huge effect on the entire structure itself? Damage caused to roofs due to natural or other disasters leads to a considerable lack of property everywhere. The type of materials accustomed to construct the rooftop that ought to be sturdy and long lasting, the way in which the roof has been installed and even its timely maintenance are very crucial. There's two types of roofs which are used on all of the buildings that people see around us: commercial and residential. Even though it may seem that commercial roofing is performed only for businesses or offices and residential roofing is done for apartments and houses, in reality the differences tend to be more complicated than that.

Austin Texas Residential Roofing Contractor by builderonlinesolutions

Residential roofing is generally completed just by one hired contractor but commercial roofing typically takes a whole team to accomplish the job. This is because a commercial roof tends to be larger when it comes to square feet than a residential roof.
Commercial roofs are necessary carefully keeping the character and reason for the building in your mind. For example, when there is a restaurant in the building then external components like ventilation systems, smoke stacks and pipes will be required. Residential roofs tend not to have such components apart from a chimney or two at the most.
Commercial roofs is commonly flat in design to accommodate further changes at a later period, whereas most residential roofs have peaks along with other architectural features like roof gardens.
Commercial roofing is much more expensive than residential roofing due to the special tools, materials and safety equipment that are needed onsite. Usually the patching or maintenance work is completed in segments unlike for any residential roof in which the repair or replacement work could be carried out a short time. This really is another reason why the gear employed for residential roofs is often smaller and less expensive as well.
Commercial roof installations have a longer time to accomplish in comparison to residential roof installations and are usually constructed in large sections. During this phase however, it is important to ensure that there are no leakages, cracks or any other visible deterioration signs as it can certainly cause considerable damage to the entire building.
You should install the best roof for a building depending on its purpose. Ensure that you hire a construction company that uses top notch materials and it has the best equipment to do the job or neglect the risk turning to be a huge loss later.

Commercial Roofing Contractors: How to purchase a Qualified Commercial Roofing Company

If your business is looking to have work done on its roof, it is important to use commercial roofing contractors which have a keen understanding of any special needs that the business might have. For example, a roofing job can often be disruptive for the operation of business as usual. Because of this, it might be essential for the company to become temporarily turn off, or the roofing to take place after business hours have ended. A roofer that understands these needs can function plus a business to make certain these types of issues are minimized.

First of all , a business should do when it's searching for commercial roofing contractors is to find out who other businesses in the region are working through. Obviously, this article 't be helpful whether it may come as an indicator from competitors, but there are circumstances in which it is not too hard to find these details from suppliers or retailers. Since roofing is not an industry-specific service, this post is readily available.

It's a good idea for just about any business to obtain touching a minimum of three commercial roofing contractors to create bids about the price. In this manner, the company can often obtain a better price. It is also vital that you ensure that each one of the roofing contractors is licensed and bonded. These details are available by getting in touch with the state contractor's board. This makes it possible to determine whether there have been any claims filed from the company in the past.

When examining bids, it is just as important to look at what services are being offered and which products is going to be used as it is to check out the total cost. The costs can vary quite drastically, but as tempting as possible to choose the lowest bid, this isn't always the best option. In many cases, more costs now means fewer costs over time due to an undesirable roofing job. To help investigate the caliber of the work, it's a good idea to check with the Bbb in order to see if the company has been accredited, and when it has not, to a minimum of see what its rating is.

Picking out a Commercial Roofer

StandingSeam_2 by Vertical Roofing

When you are searching for a roofer for your commercial roofing project you need to look for a contractor who understands the special needs of a commercial roofing project. For instance it can be harder to work on a business during business hours so either the business needs to be shut down for the repair or replacement or the job has to be done after conventional business hours. Is the roofer you are considering for the job willing and able to operate around your schedule constrictions that might involve working weekends or evenings?

When you start your research for a roofing contractor not only do you need to answer those questions but you should also hire a company which will perform a top quality job with no great deal of time delays. Going about finding someone can feel like an obstacle by itself but there are several ways to make the search easier.

Ask people around you for referrals and try to find a minimum of three contractors to give you written bids on your job. Before you go any further you have to make sure that the contractors you are thinking about are fully licensed and bonded. A simple search with the state contractor's board will verify in case your roofer is licensed and if you will find any past judgments or claims against their license.

Once you select three or four roofers to put bids, you should prepare yourself for the bids to become widely varied. Roofers will have brand preferences which will vary and could element in more or less than the next guy for a labor estimate. The greater detailed an itemized bid is the more helpful it will likely be for you to see where the cost will be incurred. Don't, however, select a roofer based solely on the bid price. Any low ball bids may be tempting to consider, but when they're low due to poor quality workman ship it may not be worth it in the end.

As the saying goes, you generally get what you pay for, so if you are able to afford a mid-priced bid it's always a good idea to increase within your budget rather than down. Additionally you should select your roofer depending on how professional they were and just how comfortable you anticipate you'll be dealing with them.

Finally your cost will vary based on which kind of roofing material you select along with the cost to haul your old roof to the landfill. Should you be looking for places to chop corners in your roof, instead of cutting labor set you back may want to inquire about a metal roof option. Metal roofs can be cost effective and efficient making them overall money savers for the long term, as well as on commercial buildings they may be really low maintenance. Plus given that they can be placed along with an existing roof, you don't have to have the old one removed and hauled away, that make a big impact on your cost.

Choosing a comerical roofing company nearer your home, doesn't have to be a difficult task. For more information, visit http://www.vancouverroofers.net

It’s an odd name for a nasty condition: shingles. It has nothing to do with roofing. The Latin name, cingulum, meaning “belt,” became “shingles” in early English. The Latin name is a reference to the strips of rash on one side of the body.

Shingles is a painful skin condition that can develop in anyone who has had chickenpox. The virus that causes chickenpox, Varicella zoster virus (VZV), is a member of the herpes family. It goes into hiding when a person recovers from chickenpox, but many years later if age, illness or stress weakens the immune system, VZV can reappear. It causes extreme tenderness along the path of the affected nerve. Within a few days, a blistering rash appears.

Shingles usually attacks older people, but even individuals in their 40s may suffer. Prescription antiviral drugs such as acyclovir (Zovirax), famciclovir (Famvir) and valacyclovir (Valtrex) can shorten the duration and intensity of the attack. These drugs are most effective if taken within a few days of the initial symptoms.

There is now a shingles vaccine, Zostavax, that halves the chance of coming down with shingles. It also seems to reduce the severity of the attacks that occur.

Some people have wondered if they should get vaccinated after they have had shingles. One reader wrote: “I had shingles many years ago. So did my friend. Her doctor gave her a shingles shot so she won’t get it again. My doctor said by having shingles I built antibodies to it and don’t need the shot. Which doctor is correct?”

Data just published in the Mayo Clinic Proceedings (February 2011) show that people can get shingles more than once. As a result, it makes sense to get vaccinated even after having shingles. People are urged to get the shot after they turn 60 and not to wait until they are debilitated. The shot is considered much less reliable if the immune system is weakened.

People with shingles are often desperate, like this reader: “I have recently had an outbreak of shingles, even though I had the vaccine last year. This is the sixth week of constant burning pain, with the rash gradually fading. It covers the right side of my chest, shoulder and back of neck.

“The doctor gave me Vicodin and lidocaine patches for the pain. Is there anything natural that I could take for this nerve pain?”

Readers of this column have offered several suggestions. One person took L-lysine twice a day, on the theory that it helps heal cold sores (caused by a different herpes virus). She reported: “I didn’t have all the after-pain and the rash disappeared fast.” Another reader reported success from adenosine monophosphate injections, based on decades-old preliminary research (Journal of the American Medical Association, March 8, 1985).

One popular home remedy is Listerine: “An unemployed friend without health insurance had an outbreak of shingles on the right side of his face. It made his ear and jaw ache, and the rash was becoming raw. I found a brief mention of using Listerine on shingles, and he tried it. After 72 hours of thrice-daily application of Listerine, the sores have dried up and are scabbing over, his pain is almost gone and he is healing nicely.”

Home remedies remain untested, so preventing an outbreak is best. The vaccine offers that possibility.

Rainwater harvest study finds roofing material affects water quality

For the past few years, one of the most common questions facing the Texas Water Development Board (TWDB) hasn't been over contentious water rights or proposed water projects; it's been from homeowners wanting to know what type of roofing material is most suitable for collecting rainwater for indoor domestic use.

"Rainwater harvesting is becoming fairly widespread, at least in Central Texas. There's interest born out of necessity because people are simply running out of water in rural areas or they're interested in conserving water supplies and it's good for the environment," said Dr. Sanjeev Kalaswad, the TWDB's rainwater harvesting coordinator.

But when it came to responding to residents' questions about which roof collection surfaces are best suited for rainwater harvesting, TWDB didn't have a good, science-based answer to give, Kalaswad said. That's when the Cockrell School of Engineering came in to help.

With funding from TWDB, Cockrell School faculty and students conducted an in-depth study - recently published in the academic journal Water Research - examining the effects of conventional and alternative roofing materials on the quality of harvested rainwater. The study, led by civil, architectural and environmental engineering Assistant Professor Mary Jo Kirisits, showed that, of the five roofing materials tested, metal (specifically Galvalume), concrete tile and cool roofs produce the highest harvested rainwater quality for indoor domestic use. The study also showed that rainwater from asphalt fiberglass shingle roofs and increasingly popular "green" roofs contain high levels of dissolved organic carbon (DOC). Although other potential pollutants can be significantly lower on green roofs (turbidity and aluminum), the high DOCs are significant where these roofs would be used for potable rainwater collection.

Water with DOC is not necessarily dangerous on its own, but Kirisits said when it's mixed with chlorine a common product used to disinfect water the two substances react to form byproducts that potentially cause cancer and other negative human health effects.

"Someone who already has a rainwater system is probably not going to change their roofing material based on this study, but this information is useful for anyone who's trying to make an informed decision about what material to use," Kirisits said.

Over the course of a year, Kirisits, her co-Principal Investigators Professor Kerry Kinney and Research Associate Professor Michael Barrett and their engineering students examined water collected from five roofing materials: asphalt fiberglass shingle, Galvalume, concrete tile, cool and green roofs.

The test sites included both pilot-scale and full-scale residential roofs one of which was the roof on the home of Kirisits and her husband. The other roofs were located at or near the Lady Bird Johnson Wildflower Center, where her team had the expertise of the center's director of research and consulting, Dr. Mark Simmons, who helped them interpret some of their findings.

"We had a phenomenal graduate and undergraduate student team. I think the research topic captured their imagination because it's tangible; it's something they could do in their own home. They can talk to their parents about it and they get it," Kirisits said. "Our generation of students is sustainable and green-minded, so it was a great project for them to be involved in and lead."

Rainwater harvesting has been practiced in some form or another for centuries, but its popularity declined in the United States after the advent of large centralized water supply systems that provide cheap, reliable and abundant water.

The practice has experienced a rebirth in the United States in recent years, however, thanks largely to growing environmental concerns and dwindling water supplies in parts of the country.

The U.S. Environmental Protection Agency doesn't regulate the quality of residential rainwater collected through harvesting, but some local agencies and states, like Texas and Hawaii which are among the most proactive offer voluntary water quality guidelines.

While some roofing materials performed better than others in the study, Kirisits said rainwater harvested from each of the roofs would still have to be treated if the consumer wanted to meet EPA's drinking water standards or reuse guidelines.
